The long driveway and the two car garage allows for sufficient space to park up to 6 cars.

Walk up the stairs into a massive great room warmly painted in red and sienna hues. Soaring picture windows frame the majestic mountain range of South Tahoe.

Play a 1920 antique grand piano in one corner while enjoying the views from all sides of this great room. Or walk out to to wide decks and soak it all in.

This truly great room is kept warm by a huge river rock fireplace, with a 55" flat screen TV beside it.

From the living room turn towards the large kitchen area with top of the line stainless steel appliances. This kitchen has ample accessories to delight the best of chefs.

The kitchen "Bordeaux" granite counters has dining space for up to 10 guests. This plus the 12 seater dining table and the 5 seater convertible card table in the great room and the pub table for 6 in the lower family room can easily accommodate a banquet of 33. During summer, the back decks will afford more space for additional entertaining.

View the stars from a private balcony in the spacious master king bedroom suite. This suite has a chaise lounge to relax in. A double sided fireplace gives extra warmth and ambiance to both bedroom and bathroom.The bathroom has a large His and Hers separate shower and a jacuzzi tub

Across the great room in the opposite wing are three bedrooms, two jack and jill bedrooms sharing a bathroom in between and a king bedroom suite . An extra powder room is located in the hallway leading to the swimming pool room.

The pool room, tiled in warm Rojo flagstone slate, features a large indoor swimming pool, a sauna, and a steam shower and a half bath. The soaring picture windows framing the mountain views beyond, in combination with the cathedral ceilings create a spectacular and grand effect while you swim in this large 21"x 25 indoor pool with temperature kept at 80 degrees.

Enjoy mountain views and starlit nights in the large 7 man hot tub situated just outside the pool room on a deck which also leads up to the kitchen/dining area.

From the great room walk down to the game room below and come upon another great room with a wet bar, a pub table for six , another 46" flat screen plasma TV hanging beside another river rock fireplace. In the middle of the room ia a full sized pool table . An L shaped sofa is in the room to lounge in. On the same level is a large media room with a projector 106" screen video system , 12 lounging chairs and 2 futons at the back of the room. This will work great for presentations if you plan a corporate retreat for a special group.

Two bedroom suites, with two queen beds are on the same lower level. The seventh bedroom with a full bed is perfect for kids to lounge in with their games or for an au pair to stay in.A full size crib is provided in this room.

Prior to making your reservations, we ask that you carefully review our policies and procedures.

REQUIREMENTS: Two (2) night minimum stay is required, except during peak and holiday periods when minimum stay requirements are longer. Last minute reservations are always welcome but are subject to availability.

PAYMENTS: Payments may be made by personal check, cashiers check or money order. Personal checks returned will have a $20.00 service fee charged.

CHECK-IN TIME is 4:00 PM and CHECK OUT TIME is 11:00 AM. Unauthorized extensions beyond check out time will result in a half to full day charge against your security deposit. To avoid such charges please call us prior to 10:00 AM to see if a late check out is possible.

SUPPLIES: Upon arrival you will find a starter set of soaps, toilet paper & paper towels, coffee, tea cream and sugar. You may want to bring or plan on locally purchasing additional supplies to last your entire stay.

POOL/AMENITIES: Children under 16 have to be supervised by adults when using the swimming pool, steam room, jacuzzi baths, hot tub, and pool table. Safety of the children is the sole responsibility of the accompanying adults. Owners waive any responsibility and liability for any accidents which may arise from use of the swimming pool, steam room, jacuzzi baths, hot tub, and pool table. In addition, owners waive any responsibility for any accidents which may arise due to snow, ice, and any other hazardous conditions, and negligence by guests or any members of their party.

FIREWOOD: All fireplaces are environmentally-safe gas fireplaces that require no wood.

TELEPHONES: There is a telephone line that allows unlimited local calls but will require a calling card or credit card to place long distance calls.

HOUSEKEEPING: All reservations are subject to a housekeeping charge of $250.00 for departure cleaning. This charge is itemized in your statement. For weekly guests, daily housekeeping services can be provided upon request for an extra charge of $180.00 daily. The initial bed linen and one set of bath towels per person are provided. Extra towels are provided for the hot tub and pool. Guests are asked to leave the house with trash gathered and left in the garbage bins inside the garage, dishes washed or dishwasher started and furniture arranged as upon arrival. If the house is left excessively dirty, your security deposit will be charged for additional cleaning charges. Our housekeeping staff will make the final preparations of the house for the next guests.If guests choose to use the sofa beds and futons, extra sheets are provided for these.

PETS: Our property is pet friendly with a non-refundable pet fee of $ 150.00. Guests are responsible for the safety of their pets since Tahoe has abounding wildlife. Contact us for further information.

AIR CONDITIONING: Lake Tahoe enjoys a temperate climate during summer, however Chiapa Estate has air conditioning for those unusually hot days. During the evening Tahoe is usually cool so air conditioning will not be necessary.

DEPOSITS: Reservations are confirmed upon receipt of deposit of 50% of total charges.

SECURITY DEPOSIT: All rentals require a security deposit. The minimum deposit is $1000.00 but may be made higher due to special circumstances. The security deposit must be paid together with the payment of the remaining fifty percent (50%) 30 days before arrival date. However, deposits for weekly Thanksgiving, Christmas, and New Years reservations must be received 60 days before arrival. Any damages to the unit resulting from misuse, neglect abuse or theft by the guest or any member of his party or invitee will be charged to the security deposit. We will deposit the security deposit upon receiving it. The security deposit shall be refunded back within 10 days after receiving the keys to the property if the property is left in good condition. **

REFUNDS: Fifty percent (50%) of deposit is refundable is the reservation is canceled at least 30 days prior to your arrival. No refunds will be issued for cancellations made within 30 days of arrival for any reason and within 60 days of arrival for weekly Holiday bookings. Security deposit of $1000.00 is refundable within ten days of departure if property is left without any damages or excessive dirt. **
