Prior to making your reservations, we ask that you carefully review our policies and procedures.
REQUIREMENTS: Two (2) night minimum stay is required, except during peak and holiday periods when minimum stay requirements are longer. Last minute reservations are always welcome but are subject to availability.
PAYMENTS: Payments may be made by personal check, cashiers check or money order. Personal checks returned will have a $20.00 service fee charged.
CHECK-IN TIME is 4:00 PM and CHECK OUT TIME is 11:00 AM. Unauthorized extensions beyond check out time will result in a half to full day charge against your security deposit. To avoid such charges please call us prior to 10:00 AM to see if a late check out is possible.
SUPPLIES: Upon arrival you will find a starter set of soaps, toilet paper & paper towels, coffee, tea cream and sugar. You may want to bring or plan on locally purchasing additional supplies to last your entire stay.
AMENITIES: Children under 16 have to be supervised by adults when using the baths, hot tub, and pool ta and sledding in the grounds, Safety of the children is the sole responsibility of the accompanying adults. Owners waive any responsibility and liability for any accidents which may arise from use of the baths, forest grounds. In addition, owners waive any responsibility for any accidents which may arise due to snow, ice, and any other hazardous conditions, and negligence by guests or any members of their party.
FIREWOOD: The fireplace is wood burning . Firewood is not supplied.
TELEPHONES: There is a telephone line that allows unlimited local calls but will require a calling card or credit card to place long distance calls.
HOUSEKEEPING: All reservations are subject to a housekeeping charge of $100.00 for departure cleaning. This charge is itemized in your statement. For weekly guests, daily housekeeping services can be provided upon request for an extra charge of $85.00 daily. An initial bed linen set and one set of bath towels per person are provided. Guests are asked to leave the house with trash gathered and left in the garbage bins inside the garage, dishes washed or dishwasher started and furniture arranged as upon arrival. If the house is left excessively dirty, your security deposit will be charged for additional cleaning charges. Our housekeeping staff will make the final preparations of the house for the next guests.

AIR CONDITIONING: As Lake Tahoe enjoys a temperate climate during summer, we do not have air-conditioning.
DEPOSITS: Reservations are confirmed upon receipt of deposit of 50% of total charges.
SECURITY DEPOSIT: All rentals require a security deposit. The minimum deposit is $500.00 but may be made higher due to special circumstances. The security deposit must be paid together with the payment of the remaining fifty percent (50%) 30 days before arrival date. However, deposits for weekly Thanksgiving, Christmas, and New Years reservations must be received 60 days before arrival. Any damages to the unit resulting from misuse, neglect abuse or theft by the guest or any member of his party or invitee will be charged to the security deposit. We will deposit the security deposit upon receiving it. The security deposit shall be refunded back within 10 days after receiving the keys to the property if the property is left in good condition. **
REFUNDS: Fifty percent (50%) of deposit is refundable is the reservation is canceled at least 30 days prior to your arrival. No refunds will be issued for cancellations made within 30 days of arrival for any reason and within 60 days of arrival for weekly Holiday bookings. Security deposit of $500.00 is refundable after ten days after keys are mailed back if property is left without any damages or excessive dirt. **
